Preliminary Plan – Major Land Development

You are hereby notified that the Cranston City Plan Commission will meet to review the Preliminary Plan for a proposed Major Land Development for a new school building entitled “Garden City Elementary School.”  This public hearing will be held on Tuesday, August 3rd, 2021 at 6:30 P.M. in the Council Chambers on the third floor of City Hall, located at 869 Park Avenue.

The subject parcel is located at 70 Plantation Drive, Cranston, further identified as Assessor’s Plat 10, Lot 709.  The property owner is the City of Cranston and the applicant is the Cranston Public School District, with administrative offices located at 845 Park Avenue, Cranston. 

The project will entail the demolition and removal of the existing Garden City Elementary School building and the construction of a new 85,000 s.f. Garden City Elementary School building and associated site improvements in its place.  The property is currently zoned A-8 (Residential) and the use of a public school is allowed by-right at this location.  The total area of the site is 5.75 acres.

In coordination with this Major Land Development application, the applicant has also submitted: 1) a Development Plan Review Application heard by the Development Plan Review Committee, which required a separate decision, public meeting, and abutter notice, and 2) a Dimensional Variance Application to be heard by the Zoning Board of Review, which will also requires a separate decision, public meeting, and abutter notice.

All are invited to attend this public meeting at which time the Preliminary Plan application will be presented for public comment and City Plan Commission review. Plans for these applications are available at the Planning Department, Cranston City Hall Room 309, between 8:30 A.M.–4:30 P.M., Monday through Friday, except for holidays. Prior to the public hearing, the City’s staff memo/recommendation and other meeting materials will be posted to the City’s Planning Department webpage when available.

Pursuant to the Cranston Subdivision and Land Development Regulations, the proposed plan may be revised by the City Plan Commission as a result of further study or because of views expressed at this meeting.  Individuals requesting interpreter services for the hearing impaired should contact the Planning Department at 461-1000 ext. 3136, seventy-two (72) hours prior to the meeting date.
