Preliminary Plan – Major Land Development

You are hereby notified that the Cranston City Plan Commission will hold a public hearing to review the Preliminary Plan for an eight (8) lot subdivision for single family homes entitled “The Preserve at Pippin Orchard”.  This public hearing will be held on Tuesday, September 6, 2022 at 6:30 P.M.

The subject parcel is located on Pippin Orchard Road, Assessor’s Plat 34, Lot 51 and contains 19.89 +/- acres. The property owner and applicant is Pippin Orchard Partners LLC, 1215 Reservoir Avenue, Cranston, RI 02920. The property is zoned A-80.

The applicant proposes to subdivide the parcel into eight (8) lots to develop single-family homes as a residential planned district (RPD).  Approximately sixty percent (60%) of the site will be preserved as open space.  The proposed site plan is provided on back of this page.

The proposed single-family subdivision is a use allowed by-right within the Cranston Zoning Code and is consistent with the goals and policies of the Cranston Comprehensive Plan.

All staff reports, recommendations, and the PowerPoint slide presentation with additional details on this application will be posted to the City’s website and can be found on the Planning Department’s webpage at https://www.cranstonri.com/departments/planning/.  If you are unable to access the internet, you can contact the Cranston Planning Department directly at 780-3222 and paper copies will be mailed out to you.

All interested parties are invited to attend this public hearing at which time, plans will be presented for public comment and City Plan Commission review.  The application may be reviewed prior to the meeting in the Planning Department, Room 309, Cranston City Hall, during regular office hours, 8:30 A.M. – 4:30 P.M., Monday through Friday.

Pursuant to the Cranston Subdivision and Land Development Regulations, the proposed plan may be revised by the City Plan Commission as a result of further study or because of views expressed at this meeting.  Individuals requesting interpreter services for the hearing impaired should contact the Planning Department at 461-1000 ext. 3136, seventy-two (72) hours prior to the meeting date.
