You are hereby notified that the Cranston City Plan Commission will hold a public hearing to review a Minor Subdivision – Preliminary Plan requiring zoning relief entitled “Pavilion Ave Plat.” This public hearing will be held on Thursday July 2, 2024 at 6:30 P.M., in the City Council Chamber, 869 Park Avenue, Cranston, Rhode Island. You are invited to attend this public hearing at which time, plans will be presented for public comment and City Plan Commission review and consideration.

In accordance with the provisions of RIGL § 45-23-50.1 and §45-24-46.4 (Unified Development Plan Review), effective January 1, 2024, the City Plan Commission will consider and vote upon any requested zoning relief in lieu of the Zoning Bord of Review for subdivisions and land development projects.

The Proposal requires relief from provisions of the Zoning Ordinance including Chapter 17, 20.120 – Schedule of Intensity Regulation relating to minimum frontage requirements.

The subject parcels are located at 0 Pavilion Avenue designated as Lots No. 3363, 3366, 3644, & 3814 on Assessor’s Plat No. 7. The owner and applicant are AA&E Properties, LLC, 688 Prairie Avenue, Providence, RI 02905. The existing parcels contain 26,474 +/- square feet.  The parcel is zoned B-1 Two-Family Residential.

The proposed plan seeks to reconfigure the existing four (4) vacant lots into two (2) new flagged shaped lots to construct a two-family dwelling on each lot. The project will be serviced by public water and sewer.

The proposed minor land development project is a use allowed by-right within the Cranston Zoning Code, subject to the zoning relief sought and is consistent with the goals and policies of the Cranston Comprehensive Plan.

Pursuant to the Subdivision and Land Development Regulations, the Minor Subdivision proposal may be revised by the City Plan Commission as a result of further study or because of views expressed at this meeting. Individuals requesting interpreter services for the hearing impaired should contact the Planning Department at 461-1000 ext. 3222, seventy-two (72) hours prior to the meeting date.
