You are hereby notified that the Cranston City Plan Commission will meet to review the Master Plan for a proposed major land development project with zoning relief entitled “530-532 Wellington Avenue Self Storage Facility”. This public hearing will be held on Thursday, June 6, 2024, at 6:30 P.M., in the City Council Chamber of Cranston City Hall, 869 Park Avenue. This proposed major land development project will convert an existing industrial mill building on property owned by CanAm RI LLC. The existing parcel of land designated as Lot No.107 on Assessor’s Plat No. 3 at 530-532 Wellington Avenue, Cranston, RI contains 237,000 +/- square feet. The parcel is zoned M-2 Industrial.
The plan proposes to convert the existing mill complex building to a self-storage facility and redevelop the site with both interior and exterior renovations. The proposed major land development project is a use allowed by-right within the Cranston Zoning Ordinance and is consistent with the goals and policies of the Cranston Comprehensive Plan.

The proposed plan proposes to subdivide the existing lot into two residential lots. The existing single-family home would remain on a 6,660 square foot parcel. The other lot fronting on Uxbridge Street would contain 5,040 square foot lot for a new single-family dwelling. The project will be serviced by public water and sewer.
The proposed minor land development project is a use allowed by-right within the Cranston Zoning Code, subject to the zoning relief sought and is consistent with the goals and policies of the Cranston Comprehensive Plan.

The subject parcel is located off Sharpe Drive with access through an existing gravel road at the end of Ross Simons Drive on Assessor’s Plat 13, Lot 47. The property owner is the Pawtuxet River Authority, and the applicant is Sharpe Solar, LLC, 117 Metro Center Boulevard, Suite 1007, Warwick, RI 02886. The property is zoned M-2 Industrial.
The proposed solar project will occupy 2.4 acres of a 50-acre parcel adjacent to the Pawtuxet River. The applicant proposes to develop, install, and operate a .4-megawatt (ac) ground mounted solar photovoltaic system. The parcel previously hosted greenhouse structures that have been removed. The proposed major land development project is a use allowed by-right within the Cranston Zoning Code and is consistent with the goals and policies of the Cranston Comprehensive Plan.
